Let me start off by saying how WONDERFUL and SWEET these sellers are, and I will always have a special place in my heart for this property. They worked so hard at decluttering and were able to get rid of 90% of their belongings. Everyone was involved - the wife, the husband, the agent, the kids... After many visits and multiple phone calls (aka: therapy sessions) we got it done, and we did it beautifully! Not only was it incredible to see how much the couple loved it, seeing the pure joy on their boys' faces when they saw their new rooms was just the best feeling. JBC found a way to stick within their small budget and give them the home of their dreams, while staging for the open house all at the same time.

The results? Multiple offers within days. Boom.

3 Bids in Less Than A Week: The Story of a Prospect Place Staging!

Received the call on Friday, measured and sourced on Tuesday, contract in on Wed, full staging day Thursday. Oh, and I was hopping on a flight at 6am on Friday morning, so there was NO room for major error. This one was a DOOZY, but we got it done! And not only that, this cute 3 bedroom in the heart of Crown Heights has had three bids in the first week... Not bad, eh? 

With any production based job, things go wrong- like the flooring was just finished when I was supposed to measure so I had to source by photo, and the trim was still being painted mere hours before load-in, and a mirror that was supposed to go over the master bed came broken... twice. But you gotta roll with the punches and make it all work.

9 Nooks You Need to Stay Neat

Two things are true - 1) if you make your bed in the morning, your bedroom will look 80% cleaner and 2) a drop-zone is IMPERATIVE for keeping yourself organized.

Call it a reading nook, call it a drop-zone, call it whatever you want. But if you're living without it, you're likely living with clutter. Having a place to throw your jacket, socks, and PJs when you don't have time to put them away (see: you don't feel like it) will instantly keep the things you need to organize well, organized. 

Not only will it help keep things off the bed and floor, it will always keep you honest on how much you need to put away. Once you can't SEE the chair anymore, it's time to take ten minutes to fold, hang, and hamper whatever is in your nook. Trust me, it works.

3 Bedroom Staging in Brooklyn, NY

The thing I love about before and after photos is the clear transformation of a space. While staging a 3 bedroom is no joke, the joy that comes from walking into the rooms with a fresh sense of "home" is a feeling I adore.

The clients of this home were caring, generous, kind, and willing to do whatever it took to make their place perfect for the market. As a professional stager, you can't ask for more than that! Not only did it make me want to work harder, it made me want to bring their vibes into the staging itself. Selling a home needs to be impersonal - you have to think of your home as a product instead of an emotional dwelling. But that doesn't mean they will not always have this beautiful place in their hearts. I'm glad I could make it look it's best, for them.

An Inspiringly Small NYC Apartment

Like most people in NYC, I've felt the pain of living in a small place. Like a REALLY small place. 

We had our cutting board on our stove, baskets stacked above the fridge with our toolbox and hand towels, shoes and a TV stand under the bed, towels and picture frames under the couch, and our hutch was packed so tight you literally had to put your ass into it order to close it. Honestly, I was just short of putting handbags in the oven, but thinking back on the apartment in the Lower East Side, I smile. It was simpler, cleaner, and had so much character.

I'm often asked the following questions:

  • What is home staging? 
  • What's in it for me as a home seller? 

And my answers are simple. 

Home staging is the process of marketing a home to potential buyers. This means we'll get inside the minds of those that are coming through your home and make them FALL IN LOVE with your nest. 

While home  buyers are logical and doing their best to make educated decisions, the truth is that people buy homes based mainly on EMOTION. So if they get that warm, fuzzy, "I can see myself settling down here" feeling when they walk into your home, you are already way ahead of the game. And this brings me to the second question... 

What's in it for me? MONEY. Depending on the market, not only do staged homes sell for an estimated 6-20% more than unstaged homes, staged homes also spend 73% less time on the market! This could mean no price reductions and more $$ in your pocket. End of story. 

As Barbara Cocoran says "Staging used to be an extra, now it's just an essential. Why wouldn't someone stage if they want more money for their house?"
